The Latest in the DMV Real Estate Market

The regional Multiple Listing Service has released its data on the April real estate market in the DMV. Here are the highlights, along with some helpful context:

  • The median sale price for homes in the DMV is up 5% for the year to date (YTD) through April compared to the same time last year. 

  • Going into 2025 (without factoring in impacts from the actions by the Trump Administration), we were expecting a 14% increase in new listings in 2025 compared to 2024, owing to sellers' gradually becoming accustomed to the current mortgage rates. The actual data YTD show new listings up 7.7%.

  • While new listings are up (but not more than expected for 2025), buyer activity has slowed and the number of properties going under contract is down 4.2% YTD compared to the same time in 2024. As a result, supply is growing, and there's been a 49.4% increase in the number of active listings on the market YTD vs 2024. That said, the number of active listings on the market in April 2025 is still down about 14% from pre-covid in April 2019 -- the number of active listings isn't so alarming in that context. 

  • Comparing the DMV to other parts of the Mid-Atlantic, buyer activity has decreased more and listings have increased more than elsewhere in the Mid-Atlantic, which seems to reflect the DC-focused impact of DOGE, federal workforce cuts, etc.

  • If you're curious about the larger impacts of policy actions by the Trump Administration and Congress, keep in mind that decisions to sell a house are often several weeks or months in the making, so it's likely too early to see the full impacts in the data. 

  • Within the DMV there is a fair amount of variability in the data, geographically and by type of house (detached houses vs. rowhouses vs condos/coops).
